Recent Zillow Home Value Index data for the San Francisco metro area places typical home values at approximately $1.137 million as of late August 2026, with median sale prices near $1.175 million amid modest 1-4% year-over-year gains. Tight inventory, low days-on-market, and sustained demand from the AI sector have supported price stability rather than rapid appreciation in recent months, keeping the index well below the $1.176 million threshold with limited scope for material shifts before September 30 resolution. Trader consensus at 92% for the sub-$1.176 million outcome reflects this measured trajectory and the short remaining timeframe, though an unexpected acceleration in luxury transactions or positive seasonal revisions could still test the positioning.
